Technician carrying out boiler servicing on a commercial laundry boiler in Malaysia

Quick Answer: Boiler servicing is an inspection, cleaning and safety test of your boiler, done by a competent technician to keep it safe, efficient and legal. A proper visit covers safety valves, burner and combustion checks, descaling and water level controls. In Malaysia, steam boilers also need a DOSH/JKKP certificate of fitness under Malaysia’s 2024 OSH regulations.

Regular boiler servicing is the cheapest insurance a laundromat, hotel or hospital laundry can buy. When a boiler stops on a busy Friday, you lose hot water or steam, machines sit idle and customers walk to the next kedai dobi. This guide explains what a service covers, what Malaysian rules say and how to spot trouble early.

    What Does Boiler Servicing Include?

A complete service covers eight areas, from the boiler shell to the paperwork. Each area catches a different kind of failure before it stops your laundry machines.

This is the sequence our team follows on a typical visit:

    1. Visual and structural inspection: we examine the shell, casing, seals, insulation and pipework for leaks, corrosion, weeping joints and unusual vibration.
    2. Safety valve and interlock testing: we confirm that relief valves lift and reseat correctly, and that pressure switches and interlocks shut the burner down when they should.
    3. Water level controls and gauges: we test low-water cut-outs, sight glasses and feed pumps, because running a boiler short of water can damage it very quickly.
    4. Burner and combustion testing: we analyse the flue gas, check carbon monoxide (CO) levels and adjust the air-fuel mix so the burner runs clean and efficiently.
    5. Cleaning and descaling: we remove soot, carbon and scale from heat-transfer surfaces, burner tips, strainers, filters and the condensate trap where fitted.
    6. Water treatment and blowdown: we check water quality, test blowdown valves and review chemical dosing, because poor water is the main source of scale.
    7. Control and thermostat calibration: we verify thermostats, timers, sensors and pressure controls, and check expansion vessel pressure on sealed hot-water systems against the manufacturer’s setting.
    8. Written service report: you receive a record of readings, repairs, parts replaced and recommendations, which supports warranty claims and inspections.

Is Boiler Servicing Required by DOSH or JKKP in Malaysia?

Routine boiler servicing is not the same as a statutory inspection, but you need both. Under the Factories and Machinery Act 1967 (Act 139), a steam boiler is any closed vessel that generates steam above atmospheric pressure, and it must hold a valid certificate of fitness from DOSH/JKKP before it operates.

The Occupational Safety and Health (Plant Requiring Certificate of Fitness) Regulations 2024 now require users of steam boilers, pressure vessels and lifting machinery to obtain a certificate of fitness, according to this regulatory report on the 2024 guidelines.

The older Steam Boiler and Unfired Pressure Vessel Regulations 1970, amended in 2017, set the earlier detailed rules. Confirm which provisions apply to your site with DOSH/JKKP.

Hot-water boilers are not automatically exempt. DOSH guidance lists hot water boilers and electric steam boilers among plant that must be registered, so confirm how your unit is classified.

Operator competence matters too. JKKP issues boilerman certificates of competency (Grade 1 and Grade 2), so confirm that the person running your steam boiler holds the right grade.

Check your certificate of fitness for the next inspection date. Official information is available from DOSH Malaysia, and LRQA, a DOSH-approved inspection authority, explains the certificate of fitness requirements for boilers and pressure vessels.

How Often Should You Schedule Boiler Servicing?

Most busy laundries need routine boiler servicing every 3 to 6 months, plus daily operator checks and the statutory inspection set by DOSH/JKKP. The right interval depends on running hours, fuel type and water quality, so follow your manufacturer’s guidance.

Long-hour kedai dobi and 24-hour self-service outlets sit at the shorter end. A hotel laundry that runs a few shifts a day on well-treated water may stretch the interval, but only if the service logs support it.

Keep every boiler servicing report in one file. Insurers, auditors and inspectors may ask to see the history.

What Are the Warning Signs Your Boiler Needs Servicing?

Slow heat-up, higher fuel bills, drips at valves and frequent lockouts all point to a boiler that needs attention. Do not wait for a full breakdown.

    • Hot water or steam takes longer to reach temperature, or never reaches it
    • Fuel use climbs while your wash volume stays the same
    • White or brown scale flakes appear in strainers or around fittings
    • Yellow, lazy flames or black soot show up around the burner
    • Banging, rumbling or hissing comes from the shell or pipework
    • A safety valve weeps, the burner locks out repeatedly or the water level swings

Sometimes the symptoms appear on the machine side first, such as long wash cycles or lukewarm water. Our Learning Centre has new videos on commercial laundry machine problems that help you tell the difference.

How Does Boiler Servicing Save Money for Malaysian Laundries?

Boiler servicing saves money by cutting fuel waste, preventing emergency call-outs and keeping your machines earning. A clean, well-tuned boiler burns less fuel for the same heat, and a small fault costs far less than a failed pressure part.

Humidity matters in Malaysia. It speeds up external corrosion in poorly ventilated boiler rooms, and the rainy season adds damp air and blocked drains. Inspect casing, pipework and insulation before the wet months.

Water quality can vary between Klang Valley, Johor Bahru and Penang. Ask for a water test, because scale forms faster in harder water and acts like a blanket on heat-transfer surfaces, so the burner works longer for the same output. On electric boilers, scaled elements can also push up your TNB bill.

Downtime is the biggest cost. A laundromat without hot water loses the day’s takings, and imported spare parts can take weeks to arrive. Staff shortages make it worse, because nobody is free to chase problems in a hurry.

Regular boiler servicing records also support warranty claims, since manufacturers often ask for proof of maintenance. Check your warranty and insurance wording to see what they require.

How Does Boiler Servicing Affect Your Laundry Machines?

Your washers and dryers are only as reliable as the hot water or steam feeding them. When boiler servicing is overdue, unstable pressure or temperature appears as long cycles, poor drying and nuisance faults on the machines.

    Electrolux machines

Electrolux Professional washers and dryers need a steady supply to hit their programme times. Laundry Sifu is an authorised Electrolux partner, so you can read how our Electrolux laundry machine service works.

    Speed Queen machines

Speed Queen commercial units are built for heavy daily use, but they cannot make up for a weak supply. If results look uneven, our Speed Queen laundry machine service helps you tell whether the fault sits in the machine or the supply.

    Huebsch machines

Huebsch washers and dryers show the same pattern: unstable supply, unstable results. Our Huebsch laundry machine service checks the machine side so you can fix the right problem first.

How Do You Choose a Boiler Servicing Provider in Malaysia?

Choose a provider that is competent, documents everything and can reach your site quickly. Ask for proof, not promises.

    • Relevant DOSH/JKKP competency for the work being done
    • A written report with readings after every visit
    • Experience with commercial laundry equipment, not only industrial plant
    • Clear response times and coverage for your area
    • A scope of work and quote in RM before work starts
    • Spare-part sourcing for the brands you run

Laundry Sifu has supported commercial laundry businesses since 2014 across Klang Valley and Selangor. Our maintenance contracts cover washers, dryers, boilers and water systems.

Boiler Servicing FAQs for Malaysian Business Owners

What is included in boiler servicing?

A service includes visual inspection, safety valve and interlock tests, water level checks, combustion analysis, cleaning and descaling, control calibration and a written report. The exact scope depends on your boiler type and fuel.

How much does boiler servicing cost in Malaysia?

Cost depends on the boiler type, size, fuel, location and condition, so a fair quote follows a site assessment. Ask for an itemised quote in RM and compare the scope as well as the price.

Can I do boiler servicing myself?

Trained operators can do daily visual checks. Safety device testing, combustion analysis and internal cleaning belong with a competent technician, and some work on pressure parts may need DOSH/JKKP approval.

Does boiler servicing replace the DOSH/JKKP inspection?

No. A service keeps the boiler running well, while the statutory inspection confirms legal fitness. A good service report makes inspection preparation easier, but it never replaces the inspection.

What happens if I skip boiler servicing?

Small faults grow into leaks, lockouts, high fuel bills or an unsafe boiler. You also risk a failed inspection and trouble with warranty claims. The repair bill and lost trading days usually exceed the cost of regular servicing.
